What does it take to get into real estate investing? I am 19 years old and i am trying to figure out my career. I have a big interest in getting into Real Estate investing. But I don't know how to get into it. Everybody tells me to find a mentor, but they are either so expensive or theres the decision if its worth the money or people tell me you have to be rich to start. There has to be a way around that. What does it take? Whats the best way? How do you start out? What are the steps?

Is there any organization out there that can teach me real estate investing ? I really would like to get into real estate investing. However, I do not have a mentor. I wish I knew someone who started with nothing and now is a productive real estate investor. I see info out there about becoming a real estate agent but nothing on how to become a real estate investor unless you read books which I have. I'm extremely interested in real estate investment and would like to find a website with info I can read to learn how best to invest in buy to rent properties. Is there money to be made in Real Estate Investing in this market? I have a few rental properties that I purchased a few years ago, but I'd like to take a step up in investing. Can anyone explain how probate real estate investing works? Hello I have been reading about some real estate courses where they say that probate real estaet investing work sbecause the heirs are motivated to sell to pay of any property debts and will sell quickly for huge discount. What do I need to know to start my own business in Real Estate Investing? In a year or two my husband and I want to start our own business in Real Estate Investing. We are currently closing on a house that we are going to rent out. When we start getting more into it, such as with the renovations and everything, should we have our own name and make ourselves a company or should we not even be company and just buy houses and sell it or rent it out? How do I get into Real Estate Investing within a major company? So I can go on about my life, but I want this answer.. i'll just get right to it. I am a newly licensed real estate salesperson. But my goal isn't really in this state, or being an agent for more than three years... and it's not about the market, Im just a little anxious. So listen, I got the license because i want to get into investing, I want to flip houses and then be able to sell them myself, access to the market, etc. I already have partners in mind, whom after a few words are very interested in joining me. I know a ton of people in the construction business, landscaping, you name it. What I am having difficulty in, is finding a company where I can be an investor or even an assistant to learn the ropes. Is it true a license is not going to cut it, and I need to go to school for some crazy business degree or something. Can anyone help me with this, I'm mostly looking for advice, no links to investing on my own, I have zero dollars and I want to invest WITH money.
Would a minor in finance help me in the field of Real Estate Investing? I am a criminal justice major at my college but I plan on getting involved in real estate investing as well. I have taken courses from the Trump institute and the Robert Allen institute. I was wondering if a minor in finance would help me in this field? The courses are intro and intermediate microeconomic analysis and intro and intermediate macroeconomic analysis. Then intro to investing, and then real estate investing. where/how can I register a business in Canada strictly for real estate investing liability protection? I am looking to expand real estate investing into a more full time business, so I would like to register a business, but for my personal asset protection only. I will not have office space or employees so I don't need a fancy business registration; I am only looking for help in setting up an LLC or something similiar to be operated from Canada, with the majority of my real estate deals in the USA. Based on that- registering a business name basically for liability protection, and to be operated from Canada but with deals found in the USA- can someone give me some advice or point me in the right direction on registering cheaply and with low fees (maybe online?) either an LLC or something similiar in Canada that I can use in the USA and also Canada simply for my personal asset protection from being sued? Should I not waste my time doing the stock market/real estate investing? I'm making 90k per year after taxes, and I'm only 25. Should i just invest it in CDs and 401k? I want to retire around age 45 and travel around the world and just have fun. Also i'm not a big spender expensive stuff, i drive a used car, and live in an apartment, would the stock market real estate investing just be a waste of time for me?
Best way to start investing in real estate? I'm interested in how veterans of real estate investing broke into the market. I've read too many books and listened to too many seminars that pin your start on deal-of-a-lifetime type purchases and shady accounting. Do you think its worth buying, improving and selling a home in a short time? Do you think buying and renting is the better way to go? And this landlord has paid off the WHOLE building. It is 100% occupied and he charges 600 per month in each unit. And wonderfully everyone pays on time every month ;) SO it grosses at 144K a year. ALL i want to know is what will be his NET after that, because i know there are expenses that hes gonna have to use that 144K. How can I get started in real estate investing without much money? I am 24 years old, I graduated from college last year. I work as a contractor right now with some guys. I really want to be a real estate investor. I want to start with small rental properties, but all the money my wife and I make pretty much pays the bills and we don't have much left over. Also, I never know how much I will make each week because work is unpredictable, so I know a conventional loan is pretty much out of the picture. Any advice anybody?
Are condos a good way to break into real estate investing? I have always been interested in real estate. I'm 25 and I am really considereing making my first move on an investment property. I think a condo would be a nice way to start. I realize condos don't offer as much potential for profit as a house but they are for the most part cheaper and seem like a reliable stream of income if you can rent one out. The question I have is what is the advantage of being a LLC as it relates to personal injury and civil law suits versus remaining an individual owner. What is the best real estate investing business structure? All the investing literature I have read say to protect yourself from liability and taxes. I know there are LLC and Corp (S and C) which provide these benefits. The investing literature also says to use the banks money to leverage your investing (OPM). However, my lender will not provide a single or multi family home investment loan for a business (only under my name). So, how do I create a business structure that protects me but still allows me to get home loans.

What form of business structure do you recommend for real estate investing? I'm an individual who will be buying rental properties, and buying properties that I will flip. I plan to hold each rental through a separate legal entitity (LLC) which will be owned by another legal ("parent, if you will) entity (LLC) to protect me and each property from the liabilities of the others. Is that the strategy you would recommend? LLC for each property with each LLC owned by a common LLC? Or would you suggest that the common company be an "S" Corp? If so, why? Where is private money found for Real Estate investing? I'm looking for a private equity type of lending outfit. While I've heard about private mortgage brokers and such things like that - there is no evidence, none that I have seen, that they actually are out there (though I know they must be) Being stranded out in the middle of Kansas is making it difficult for me to find any lenders who will work with me. I can work with a >60%LTV and rates as high as 22%, the problem here is my personal credit is bad news and I've not got any cash right at this moment here. The right lender will make quite a bit of money with me as I don't play games or come up with any stupid ideas. I simple haven't found him/her/them/it (something/someone with enough brains to work with me) so far! wolfgang007, I am not going to let bad credit stop me. Forget it! Thank you Mr. Gee.. Out of state real estate investing - good idea or not? I live in Phoenix, which according to CNN/Money List is a 41.9% overvalued market. http://money.cnn.com/2006/03/13/real_estate/overvalued_housing_markets/ But looking at the list, I see there are many areas (like Dallas, TX) which are still quite undervalued. I figure it would be a good investment to buy property in those areas. I can get a 10% CAP Rate investing in Texas, which is a great rate and makes me think I can't go wrong. (I could never find that kind of return in Phoenix or California). So my question: do you think investing in out of state real estate, in "undervalued" areas is a good idea? Or should I avoid real estate altogether since we are entering an uncertain market? If there are any experienced investors out there, please chime in with your thoughts. Thanks!

money, credit cards and real estate investing.....? Okay heres the question. I am expecting to receive about $16,000+ very shortly. Coincidently, I also have about 15,000 in credit card debt. I would like to begin investing in real estate. Would it be better for me to (A) take the money and pay off my cards or (B) take only a portion and pay off part of my debt, and keep the rest of the money for down payment/repairs on a real estate investment? My credit scores are 607, 671, and 649, so I have good credit. However, I do not have well documented income, so I will probably need to do a no-doc loan, and thus would probably need the money for a down payment and/or repairs. Please give your opinion.

Starting a business in Real Estate Investing...Need Help!? My problem seems like it would have an easy resolution, but its been chaos. I went into the real estate investing business with a friend. I have been in the mortgage industry for 5 years, she is new to all of this. However, she has excellent credit and I dont at all. The loan that we are getting to purchase the property will be only in her name. Making her 100% liable in the event things dont work out as planned. For that reason, she has requested a 60/40 split, because of the risk she is taking. I dont exactly agree with that. Not sure how the rest of the world does it, so I need some direction. Would there be anything we could do to make me 50% liable for the property in case of foreclosure or any other tragic event? If she is taking all the risk she wants the higher split and I wont agree to that. Any suggestions?

Question about real estate investing? just wondering, i know there is alot of people who wish they could invest in real estate as it is a great investment market. I wish wondering if you would invest in a company that invests in real estate for you? So like lets say the company has all these listings of different real estate projects they are going to buy and you can pick from one. So maybe there is 100 acres they are going to buy at 100,000 dollars. you would be able to invest 1000 dollars in this property threw this company, so realisticly you would on 1 percent of the propety threw the company. then maybe in a year the company would sell the property and get 200,000 for it. you would then get back 2000 dollars. 1000 for the investment and 1000 dollars profit. would this be something you would do to invest in real estate or you think others would do? of course it would be a legal corporation not like some side business. I have about 8000 dollars I could use for a down payment. I've never owned a home before and I live in SOUTHERN CALIFORNIA where the prices are high. What is your opinion and how should I begin?
